  1. Thank you for posting some new information on Ionic Eco City, i was starting to get worried
    as i had booked a flat for myself but there was alot of negativity surrounding the project on
    the internet and i was beginning to regret my purchase.

    But after a visit to the project site yesterday i noticed that soil testing has begun and a few
    points have already been completed after i had a conversation with the person in-charge, it
    seems everything is fine and entire process should be completed within a few days.

    Regarding the sample flat, majority of the work seems to be completed, the furnishing work
    is scheduled to begin today and should be completed within the week. All in all i am relieved
    to see some solid progress finally being made.

    Lets just hope for my and the fellow buyers sake that progress remains steady till the
    project is completed and there are no more hiccups.

    Guys sample flat yet not ready. But I cant understand why u guys are forcibly required to complete the sample flat. May you all think that If Sample flat is ready construction work will complete definitely. But anybody think that why they are not make sample flat on their own land? Why they make sample flat on Jaypee Nagar office?

  4. Still Sample flat not ready, and no any construction on field. Maine yesa bhi suna : Construction Jan 2012 main suru hone wala hai.

    Something problem in this project. Kuch logo ne 1.5years se flat book kar ke rakha hai.

    We are extremely sorry about the delay its taken to complete the Sample Flat,
    but we would like to inform you that the construction of the said flat is complete
    and so is the interior decoration, we are just holding off the public reveal of the
    sample flat to add the final touches to the flat like Decor.
    We want all our customers to see the Sample Flat as a polished final product,
    rather than rushing it and displaying a shabby and unfinished product. We hope
    to complete all the finishing touches within the next week.
    Regarding your query as to why the sample flat is not located on site, we would
    like to inform you that the J.P. Nagar Plot belongs to us as well, and was more
    prepared for construction whereas the Ionic Eco City land was still soggy and
    unfit for construction of the sample flat when construction work was started, waiting
    for the Ionic Eco City plot to be suitable for construction for the Sample Flat
    would have resulted in further wastage of time and hence the decision to build it
    at the J.P. Nagar Plot was taken.

    As stated in the above comment, the sample flat should be open for viewing to all
    our customers within the next week, we are extremely sorry about the delay, but
    we are sure the quality of the final product will make the wait worth it.
    As for the issue for construction not yet started on site, we would like to inform you,
    the first round of soil-testing has been completed and are waiting for their
    corresponding reports so that the second round of soil-testing can begin.
    Once the soil-testing process is completed, the first stage of construction will
    commence, ie., piling work. We hope to start construction work as early as
    15th November,2011 or latest by 1st week of December and not January 2012.

    One more doubts I have in mind which is about VVMC. I heard that VVMC not giving cc to you becaus your land title is not clear.
    So if possible can you please mail me the clearance of land title.

  7. VVMC in Virar has not yet commenced its operations due to which the clearances have not been received by any new project in the region.
    As far as the title of the land is concerned it is crystal clear, any official documents you wish to inspect can be furnished in front of you as and when required by you.
    For inspecting the documents you will have to visit our office, as it is our company policy not to mail our documents to anyone.
    The work on site will start as mentioned in the previous comment.

    2 :: IONIC ke baad Virar main 9 new project aake suru bhi hogaye.
    3 :: Virar ke builders ka yebhi kehena hai>> ye IONIC City ka LAND builder ne Hitendra Takhur ke against Court CASE se jeeta hai.
    4 :: Ye Log bol rahai ki : VVMC ne ye region pe naye project ko clearnce nahi diya hai.
    5 :: IONIC CITY KE baaju maine "Viva City" ka kaam suru hai. (Launch in Jun 2011)
    6 :: Harshad Bhai (mkt person of IONIC) ka kehena hai ki :: hum log nov. main kaam suru karne ka TRY kar rahai hai. otherwise Jan-Feb 2012 tak suru hojaye ga..

Kuch log se baat hui hai bahar ke broker se vo kahte hai ke Town ship ke project me kabhi bhi problem nahe hota laken kam toda slow hota he hai. Fekar karne vale koi baat nahi hai.   15. Hi fellow Ionic Eco City Investors,
    My name is Rahul Verma and i too have invested in the project last year in November, and have been waiting for some progress on the project as well which im finally seeing now after waiting for so many months. I had been looking up the project on the internet and almost everywhere people are just spreading panic without any confirmed information.
    After reading up the official blog posts here and the respective comments i must say im very shocked that people are still spreading rumors and panic among the investors. What people don't realize is that projects of this size can take time to start as there are a lot of small details that need to be taken care of(as explained to me by a few property advisers).
    If any of you have been to the site recently there has been progress in the work, from nothing at one point, today there is a fully furnished sample flat, there are security men at the site, soil testing work has been completed, building elevation has been released to the public, new brochures have also been released among other things. So in all there has been development,in the past few months.
    And by speaking out against the project people are only putting their own investment at risk, because if the project has a bad reputation in the market other people will not invest so freely into the project which will as a result further delay the project, which is what everyone here seems to be complaining about. I personally would prefer the project to start slightly later and finish without any issues during completion than have an immediate start and have trouble during completion.
    In the end i would just like to tell my fellow investors to not spread panic among others ,it will only end up putting your own hard-earned income at risk as im sure all of us have invested a significant portion of our savings in this project and in spite of all the odds have made profits out of our investment. I think we all should be patient till December. We all have to watch out for one another by sticking together.

  17. After going through the last few comments it was good to see that someone is finally being positive and optimistic about the project.All the panicking and rumors were not helping the project gain momentum as far as more investors are concerned.
    Progress on-site has been impressive in the past few months as well, soil testing work seems to be completed, sample flat is finally ready, hopefully it steadily gains further momentum.
    I remember reading in the previous comments that images of the sample flat would be uploaded soon, just wondering when can we expect them, so that i can show them to my family and friends who also might be interested in investing in Ionic Eco City.

    Since i have already invested in the project, i would think its a good opportunity, people who have invested in the project have already turned a profit as the value of the investment has increased.
    In the end the decision is yours, personally i think its a good opportunity.

  18. We had visited IONIC sample falt on Nov 20, there was no light there at tht ,moment, so had to see in dark.

    they are saying tht work will start in Dec 2011.

    sample flat looks ok, not bad

    Want to hear from IONIC group, that which are the banks who providing loan to this project

    Also
    1) CIDCO has approved the entire project? till 7 floors
    2) will the buyers be provided with all the documents like
    CIDCO approvals, CC document, 7 12 document

  20. I have already booked a flat in ionic almost more than a year back and I am really frustrated at the rate at which things are going ... rather not going at all. Every time I call I only get to hear soil testing, fencing work and soil testing, and fencing work. While buying I was the told that the possession would happen in 2011 then they said 2012 and now they are saying 2013. Moreover, they’ve not even started advertising yet. Truly DISAPPOINTED AND FED-UP.

I m real estate consultant. All virar broker is told pailing work is start month of jan. but i m going this sanday ionic builder office.

  28. To start of we would like to apologise to all our followers for the lack of any official comments for the past few weeks, we have been experiencing constant technical difficulties, which we have finally been able to resolve.

    Reading the above comments, its clear that a lot
    of you have been to sample flat and it delights
    us to no end that the response has been very
    positive. If any of you havent seen the sample
    flat complete with the finishing touches, we hope you do so soon, as it is truly a sight to behold.

    Soil testing has been completed without any
    issues whatsoever, fencing the perimeter of the
    entire plot has also begun and should be completed soon as well. Piling work should begin in this month itself as previously stated.

    We are also going to increase the rate of the
    flats from next month onwards for all future
    investors,which obviously bodes well for all
    current investors in the project.

    We would also kindly request people to not spread completely fabricated information and cause more confusion among the investors. We at Ionic Realty Ltd. are doing our best to move this project along as fast as possible, but due to the current state of the economy, things are moving a little slow.

    Only fancy words and no action coming from IONIC yet again.
    By coming online once in 15 days and saying good things about your project is not working IONIC. Can’t u see people want real answers and some prompt work now? Call a formal meeting with all your investors. Display all your documentation and answer your investor’s questions.

    Builder fined for handing flat late
    Asked To Pay . 50K By Forum

    Mumbai: The Mumbai Suburban District Consumer Disputes Redressal Forum on Wednesday ordered a builder to pay Rs 50,000 as compensation to a Borivli resident for delayed possession of a flat.

    The forum observed that in a city like Mumbai, a person living with their family would need to rent a house for above at least Rs 5,000. It said the flat purchaser was also paying an interest to the bank on the home loan. The forum observed that due to the delay in handing over possession of the flat, the complainant (buyer) suffered financial loss and the opposite party (builder) had to compensate for this.

    Suhas Vaishmayappan had filed the complaint against the builder Soni and Associates and its head Dilip Hariyani. Vaishmayappan bought a flat from the builder in April 2004 for Rs 12.02 lakh. Under the agreement, possession of the flat was to be given to Vaishmayappan in June 2004. However, he did not receive the flat that month and possession was finally handed over in February 2005. Vaishmayappan alleged that he suffered financial loss due to this as he had to pay interest on the bank loan taken to buy the flat. He further alleged that the flat was not constructed properly and there was leakage both inside and outside the flat. Even the lift did not function well and necessary permissions for obtaining the completion certificate and establishing the society were not taken. Alleging deficiency of service, Vaishmayappan filed a complaint in the forum on November 5, 2007.

    Soni and Constructions did not file a reply in the forum and the order against them came to be passed exparte. Hariyani in his reply told the forum that the completion certificate could not be obtained as Vaishmayappan and other flat owners had made various changes to their flats. He even attributed the leakage problems to the structural changes made to the flats by the purchasers themselves. Hariyani denied allegations of deficiency in service.

    The forum observed that documents and correspondence between Vaishmayappan and the builder showed that although possession was to be given in June 2004, it was finally handed over eight months later in February 2005. Regarding other complaints, the forum, citing various technical reasons, rejected them and said Vaishmayappan was not entitled for compensation with respect to them.

  32. Glad to finally see some official comment on the blog regarding the progress of the project, although it still seems to be moving slower than most of us would like it to. At least there is something new to see, with regards to the fencing work, i just hope piling work finally starts this month as previously stated.

    I have also noticed that someone is posting here anonymously for quite some time and spreading rumors about the delays without any proof, if you have any concrete information, all of us would appreciate it, but you need to provide some proof.

    Im pretty sure that all these comments are being posted by one person, which is weird because in previous comments he/she has stated that he/she has booked a flat in Ionic Eco City, and a few comments later he/she states that he/she is thinking about investing in the project and wants our opinion. The same person also says that we should stick together and share information and help each other, i would just like to add, its pretty hard to share info with someone who doesnt have an identity.

    If you expect us to share information, the least
    you can do is share your identity with us. If you really have invested in the project, its really hard to understand why you are posting comments anonymously and as a result sabotaging the project.

  33. I can see that lot has happened on the IONIC blog. Glad to finally see this blog active. Wish so was the case with the project too. There is really no need to over analyse the bloggers as they are only showing concerns over the much delayed project. You should concentrate on getting your much delayed project started rather than examine the bloggers.

    If you’ve started taking the bookings for your project almost 1.5 years back, then you are obviously lagging way behind. You don’t need rocket science to understand this and spread rumours.

    Please note that no one can sabotage a project that speaks for itself. If you had something’s concrete to show there would even be a need for this blog.

    One of the bloggers has suggested a very good point of have a meeting with ALL the investors. The action that you should be taking is elucidating facts rather than worrying about bloggers.

  36. Hi all, i am nikhil shah, maine bhi ionic eco city me invest kiya he 6 months pehle. main bhi construction chalu hone ke liye ruka hu booking karna ke baad. Sunday ko me sample flat dekhne gaya tha, flat toh kaafi acha dikh raha he, aur site pe fencing ka bhi kuch kaam chal raha he.
    Site pe main pratik bhai aur arshad bhai ko bhi mila, unhone kaha ki piling ka kaam jaldi chalu hone waala he. sab permissions aur papers clear hai aur kaam jaldi chalu hone waala he.
    hopefully iss baar kaam sachi me chalu ho jayega aur koi problem bina chalta rahega.

    I agree with Tarun, there really is no risk involved in the project,it has only been delayed for unknown reasons.
    It is as good as any project for your dream home, i have done some research on the builders before investing myself and asked a few real estate agent friends and all have said that i should go ahead as its a good project,so im confident this project will be the same.
    I also met with Mr Pratik and Mr Arshad when i went to visit the site on sunday, and they told me work would start really soon as all the necessary formalities are all sorted out. I hope this helped clear your doubts about the project, in the end it is your decision to take.

    i have gone through many flats and came up with Inonic ecocity.
    can anyone tell me why this flats in ecocity are far cheaper than anyother flats in virar.
    other people selling there flats in the range of 3200-4200 persqft and ecocity is selling in 2300 only
    please guyzz can u plzz tell me the exact reason behind this???

    Last 7 to 8 months se main bhi is blog ko regularly read - update karta hu. is project ke bare me sahi galat information milte rahte hai. Ionic ke person ka jawab bahut kam aata hai. Two people hai jinka jawab hamesa ionic ke fevor ka hota hai Mr. Aziz Pesh & Rahul Varma. Koi ak unknown person hai jo regularly correct ? karta hai. Ab to ionic ke logo ka jawab ae hi hai agar aapko vishwas nahi hai to aap apna paisa waps le sakte ho. Delay ho raha hai Ab rate badha dia hai thodi dino thk buyers log chup ho jayange. Project me investment kar ke almost 1.5 yera se upar ho gaya. Tasslli hoti hai ki project abhi bhi jinda hai log jud rahe hai.accha lagta hai agar ye sapno ka ghar ready ho jaye.

    1. Hi chitra ji, Mai koi ionic ke fevor me nahi bol raha hu. Mai bhi ap he ke tarah ionic eco city me 2BHK ka flat book keya hai. Kuki pechle kuch time se thoda logo se maine information nekala jo pure mumbai me jetne bhi under construction project chal rahe hai usme ye log kam karte hai. Un logo ne kaha hai ke hamne sare document check karne ke baad he apne client ko booking karne ke ley kahte hai Chahe wo koi bhi project ho. Agar aplog ko ek bar koi information nekalna hai to builder se kaho ke wo hame sabse pahle IOD, ULC, TLR ye document dekhay. jaha tak hai ye document unke pas hai aur sare broker no check keya hai. i hop ke kam jalde he full face me chalu hone wala hai.

  45. I agree with you Ms. Chitra. Apne sahi kaha hai but Mai weekend me gaya tha virar me. vaha pe kuch machine laga hua tha site visit pe. Aur boundary bhi mara hua tha. Sample flat ke yaha pe bahot log a rahe hai visit karne ke ley aur booking bhi bahot Tyje se ho raha hai pechle 1 Month me kafe booking hua. Aur to aur pure south bomby ke broker us project pe kam kar rahe hai. charchagate se lekar Borivali ke sare broker us project me work kar rahe hai. Myre kafe brokero se baat hote rahte hai aru mai khud real estate me kam karta hu.

  47. Guess the people who always speak good about the project are working for IONIC in all probability.

    Anyway, the good thing is that the rates have increased but unfortunately almost 2 years. In this much time the project should have been near completion.

    IONIC now claims that “fencing work on the site is nearing completion and as soon as its completed, work will start on the boundary, cleaning, bharni and piling work.” Hope these are no big talks as usual and we get to see some ACTUAL work happening. And like someone said, if they really mean that they have started, it will be seen in 3-4 months. Otherwise IONIC will again sit on it till after rains and then start, which means another year gone.

    IONIC, people would appreciate if you could put up some pictures of your work as and when it happens.

    I would like to start off by saying that by no means am i an employee of Ionic, i dont i owe anyone any other clarification.

    @ Chitra
    The reason i always say positive things about the project is because im just a positive person, and i did my research before i invested in the project, and i have faith in Ionic, even though are late, they have assured me that the project is a safe bet and is just a victim of bad circumstances.
    Its not like i dont have doubts or queries about the project, but i dont like to spread negativity without first getting the official answer from Ionic, which they are always happy to oblige. For example, I expressed fears of the monsoon season further delaying the project by a year, and the Ionic staff assured me that they work will start months before that and are trying to look for methods the counteract the rain so that work isnt affected.

    By over-analysing and accusing me of being an employee of Ionic without any proof whatsoever, after saying the above statement makes you a hypocrite, doesnt it? Your only reasoning behind you accusing me of being a Ionic associate is that i speak positively of their project always, wouldnt that make everyone who comments negatively about Ionic an employee of their competitors?
    If you question me on my positive attitude towards the project, i would like to ask you why are you always being so negative towards the project, if you didnt believe in the builders and the project, why invest in the first place, whenever there is some progress made, instead of being happy, you just end up complaining about something else. It just seems you would be more happy if the project actually didnt progress.
    As i have said above, the reason behind my positive attitude about this project is that i am an optimist and honestly believe in this project, otherwise i wouldnt have invested my hard-earned money in Ionic Eco City.

    Lastly i would like to agree that whoever handles the blog needs to upload some images of the progress of the site and sample flat, as not everyone has the time or resources to visit the site on a weekly basis.

  49. I had given a cheque to Mr Madanlal (Sohi Group) from ............. last sunday and was told verbally that the flat of my choice and floor is available and is reserved for me. Also l was told that I would receive a receipt the very next day.But I have not received any document inspite of my regular phone calls. I am just having a verbal assurance.Today I got recept without flat number & floor num. I am feeling cheated and therefore planning to STOP MY CHEQUE. Atleast it would relieve me from mental pressure.

    1. First no advertisement permission to IONIC ECO CITY on "IONIC ECO CITY" title. So app dekh saktae ho "IONIC ECO CITY" ke naam se koi bhi advertisement nahi hai. Even inke sample flat ke pass bhi nahi hai.

    2. Rate increase is not big issue. Becoz we are not investor.

    3. Harshad Bhai (Mkt person of IONIC ECO CITY) :: "ye hamesh khete hai ki :: Hum log "TRY Kar Rahai Hai" project start karne ka,aur hum log yaha ke employee hai, Builder jo ans. dega vahi hum aap ko dete hai."

    Aur ye log direct builder se kabhi milne nahi dete hai. So Hum logo ne kisise baat karna chahiye ?????????????

    4. IONIC ke baaju main "VIVA City" ka kaam suru hai (day-night ,Rate:3400)
    :::::::: iske baare main bhi hum logo ne poocha tha. unkaa 2month maine suru hogaya.IONIC ka kaam kyun suru nahi hoga raha hai ?

    We are happy to see that so many people are so passionate about our Ionic Eco City project and comment regularly on the blog, but we fear that some people are straying from the real purpose of the blog, which was to bring together all the investors and give them a common medium to communicate and not start a verbal fight among the investors.

    We also would like to end the matter of commenters being our employees here once and for all, we hereby declare that none of the commenters here are under employment by Ionic Realty Ltd, we would never resort to such cheap promotion and marketing techniques for our projects.     People complaining about the lack of advertisement regarding Ionic Eco City, we would like to inform you, that we have managed to sell more than 450 units without any advertisement whatsoever. Our project speaks for itself, and doesnt require any advertisement to bring in investors, hope that explains the lack of advertisement.

    We also would like to relieve fears that the monsoon season will further delay the project, we plan on starting piling work as soon as the fencing work is completed which should be soon and are already looking into solutions to counter-act the monsoon season.

    1 - We have already explained the lack of advertising in the above comment, it has nothing to do with a no advertising permission on the title.
    2 - Rate increase is a big issue as it basically profits everyone who has put their faith in the project, be it people who have bought it for personal use or for investment purposes.
    3 - Our employees are just doing their job, which is to communicate the latest information to the investors, they will never provide false information just to keep the buyers happy. As far as meeting the direct builder goes, thats the reason we have employees there to interact with the buyers and represent the builders.
    4 - We prefer not making commenting on projects by our competitors, but we would like to inform you that no project in virar has permission to do more than piling work.
    5 - The reason behind there being only one piece of soil-testing equipment available on site is that its more than sufficient to do the job.

    What you need to do is just clarify all buyers doubts and built confidence among them about your project by sharing correct information.
    I have also booked a flat, i was pretty sure after doing backgound checks about your project and i knew this project was already delayed by 2 years, but your ionic people gave assurance that now there is not going to be any delay.
    But now i am also in doubt whether again there is going to be further delay???

    The work at Virar for all the new projects has been not permitted to go beyond the piling stages because, there has been a case pending in the high court between CIDCO and VVMC, until the case is resolved, no developer will get permission to go beyond the piling stage, however the final judgement should be given during the next month.

    The projects that you have mentioned in your comment had started their work before VVMC was formed, and all the other projects mentioned by you are still in the piling stage.

    @ Tarun Mishra & Others

    The ground + 3 floor CC was given to Mr Jayant Paranjpe in the year 1991, after which we have applied for amendments to construct a 7 storey building, approval for which is under process, however we have assurances that the amendments will be approved because we are not applying for any extra FSI and consuming the FSI available to us, in buidling the 7 floors instead of the three floors.

    Just like advertising, participating in the MCHI Exhibition is decided by our marketing team, considering the fact that the project is sold out, we think that they are doing their job very well, and we would like to know in what book does it state that its necessary to advertise or have stalls in exhibitions to sell a unit, our esteemed marketing team did get your attention, did it not?

    2)7 storey CC is in process to wo ab kab tak milaga.

    3)Advt. in exhibition or any other media ye sab sirf project ko sale karne ke liy hi nahi hote hai, balki aapke sare investor ko confidence me lene ka ke strong point hai. jisse hum jaise log jo kafhi time intjar kar rahe hai un logo ko visvas hogo ki aur sabhi project ki tarhe hamare project ko bhi sab loh bade hi aachie tarike se jante hai. Jahna tak main janta hu aapka pre-launch VVMC ke formed hone ke pahle ka hi to aap ka kam bhi start hone chiye tha.

    Most of the buyers have put in money to get their dream home.

    When we have booked our flats in your project at that time there were other projects which was affordable...

    But now after 1.5 years the prices have steeply gone up and we cannot afford to book at any other project...

    So pls start your work as soon as possible so that we can take a shy of relief

On the other note, viva has put up multiple sign boards for buyers to locate the site easily. Secondly, all other projects mention the contqct details of original builder & developer. however, ionic eco city has not provided the same, ionic only gives details of their franchisies. pls clear these points until i come back with some more.....

  82. I have two more concerns -
    1. Why there are no sign boards at or around the station just to guide the buyers to locate the site easily. Where in, viva city has put up multiple sign boards for their buyers.
    2. Almost every project gives the contact details of its builder & developer but ionic hasn't done that. All that they have mentioned in the brochure is about Jain Builder who is a local broker in Virar.
    @ Ionic - pls clear these doubts until I come back with some more.

  83. 1- The court case between VVMC and CIDCO is pending in court,however that does not stop us from starting our piling work, as we have necessary approval from CIDCO dated 14th january 1991, as per those those approvals we can start the piling work, by the time the piling work is completed the case will be resolved and the work will continue henceforth. However we have not yet started the piling as per the decision taken by the management due to some internal difficulties which also have been resolved now and you should see piling work begin on the site very soon.

    2- The case between HDFC Bank and Paranjpe Construction is for a piece of land which is situated within JP Nagar, this land is just mortgaged by Mr Paranjpe to HDFC Bank, some 15 years ago, we have nothing to do with that piece of land and nor is it included in our project layout.

    3- As far as the booking amount goes for our project, it is not very high, it is 22-25% of the flat value. The project in which the booking is 10-15% of the flat value, they sell at the rate of 3500-4000/sq.ft, we are selling at 2300-2700/sq.ft, if we are selling at such a low cost its because we have to charge a higher booking amount.

    4- The total sale of the project is not just 450, its much higher than that. We ourselves want all the investors to be active on this blog, and interact with us or within yourselves, and we have made this request to all our investors as well, and if we did not want the investors/buyers to interact amongst themselves and were scared of the criticism that we would face, we would not have started the blog in the first place.

    5- We dont have any signboards from station to the site, because one needs to acquire VVMC permission for that, which the VVMC is not ready to provide to any builders. To the ones that already have their boards setup they have acquired permission earlier. Regarding our brochures, the address of Ionic Realty Ltd head office and office contact details are mentioned, after which the details for the other channel partners is provided.

Vahi viva city ka bord laga hai ionic ne apna Advertisement ka bord ku nahi lagaya ? Ham mante hai ke ionic me kafe logo ne booking keya hai. lyken advertisement se booking he nahi balke jin logo ne booking keya hai un logo ko ap ke uper confidence bhi hoga. Ham logo ne etna pucha tab aplogo ne bataya ye sab. Ap log ek bar jo builder ke men persion hai unse hamare meeting karay.

  88. I have just came back from Ionic site. I had a word with a person out there who was quite positive that soil testing work will still continue for another 3 months. Having checked the site conditions, Anyone can say that piling work will not start until next 6-7 months. I am little amazed that all builders have certain set of permissions except Ionic. Ionic seems to be the only poor builder with ZERO permissions and intentions.

    Ionic - can you please clear my doubt with reference to agreement process.

    I have paid 2,75,000 to book a 1 bhk flat and will be applying for housing loan (if we reach that stage). Will I have to pay anything else at the time of agreement except stamp duty, service tax and vat?

    We have gone through all your comments and if you think we are cheating you, your are most welcome to view all the project related documents. Please feel free to contact any of our channel partners or visit our head office any time for any clarifcations.
    After that if you still arent satisfied and your doubts are not cleared and you are still reluctant to keep your valuable resources in the project we would unreluctantly cancel your booking and refund your booking amount as soon as possible, however we would have a heavy heart towards such a transaction, as we would lose a valuable investor/buyer.

    We would like to know who you spoke to at the project site, because the information provided to you is completely false and baseless, as our soil testing work is already completed for Phase 1, and soil testing for the remaining land will be completed at a later time. We have already recieved the soil testing report and on the basis of that report we are progressing forward, so there is no question for soil testing to continue for a further 3 months and thereafter there shouldnt be a delay of 6-7 months for the piling work to start. We assure you that in this month itself you will see active work onsite that includes grass cutting, bharni, piling, etc. However i cannot give you an exact date but this month for sure WE WILL START THE WORK.

    Today's mid day, there is a news where CIDCO has pasted a notice to Abhisek builders at kharghar to demolish the complete structure of green heritage high rise 21 storey, within a week since it violated the FSI norms from legal perspective by constructing extra flats and misappropriated the FSI which he sought permission from CIDCO.and FIR is filed against the BUILDER.

    So request you to do everything legally otherwise we all buyers, investors and builders will land into very big trouble.

    We would like to inform you that alot has changed since you last visited the project site last sunday. We recommend you visit the project site as per your preference and view the progress made with your own eyes.

    We also request you to take all your questions and queries to Mr Devendra Panth( Ionic Site Manager) and not with random construction workers. The soil testing work is complete and all the reports have already been submitted, with regards to the points, they are related to the piling process and have nothing to do with Soil testing.

    We would appreciate that next time you confirm with an official source before you start posting unconfirmed and false news amongst the bloggers.

Only pilling work started it don't mean construction get start without such approval how it will get start is it illegal/legal project. Please let us know don't keep us in dark.

    Every company has its own policy of how to advertise and promote a particular project/product, currently there are more than 10,000 builders only operating in the city of Mumbai and its neighbouring regions, you don't see all of them advertising at all, some builders sell their projects by advertising and some sell them through their network, we have sold our project so far through our network, a network consisting of brokers and channel partners, they are our marketing team and decide when ,where ,what and how to advertise our project. As far as advertising is concerned this is our last week of advertisment as we wanted to inform the public of the rate increase.

    Ionic eco city ka kaam bahut hi slow chal raha hai... Becoz maine daily visit deta hun.(i am from virar-bolinj).

    Baki builder ke compare maine apna kaam bahut hi slow hai.

    Jain Estate wale bol rahai hai ki : ek saath 30 building banewaali hai.

    Aur virar maine sabhi construction ka kaam day-night suru hai.

    Site pe only 4 mechine working main hai. Aur yape sabhi cheez ke rate high ho rahai hai.

    So muze lagata hai ki ye builder last maine kuch extra moeny ki dimaand karega...

    Front Page jo IONIC city ka Plan hai for 1-32 building,uss location pe kaam suru nahi hai. Plan main jo first phase dikhaya hai(near road),vaha pe construction nahi hai. Construction last side main suru hai.

    Please check plan... Hamare building sab se last banewale hai.

    So IONIC aapne booking ke time pe near road bola tha. abhi YESA kyun ?

    Please update new location plan. aap ka ye second new plan hai..

Hello sushant & monty aisa nahi hai ke vo log hamare building jo hai wo last me banaynge ok. kabhi kabhi plan jo hai vo thoda bahot changes hota hai aur hame time pe possession mel jay vahe bahot hai dear. agar vo road ke jagah last me plan 32 building ka banaya hai to koi fark nahi padta. I hope ke constraction me thoda bahot improvement hua hai. thoda construction aur fast hona chahey. Myre samjh se ionic ko thoda advertisment ke jarey apne client ka bharosa jitna chahey. Mai ionic se ye acept karta hu ke wo client ke barose pe khare utrenge. Mujhe pata hai ye ionic ka abhi tak mumbai me 1st construction hai. ionic ko apne 1st constriction me kafe improvement dekhana chahey. Take vo apne any vale upcoming project me investor ka bharosa jetkar us constriction me investment karvae.

  149. i have seen the pictures posted by mr Jackson Monty. they don't look very impressive. i won't be surprised if this "construction show" is done to because they have puts ads in the paper and people would come and visit the site.

    this was the reason the builder was not uploading the pictures. it is very obvious the builder has something to hide, which he is not telling us.

    i think we all should go to their office and demand the truth.

    Due to the increased number of bookings, the allotment letter generally takes around 15 working days to be issued from our head office, after which they are forwarded to our channel partners, who will then hand over the allotment letter to you, in total the entire process can take anywhere between 20-25 days, please be patient and you shall recieve your allotment letter soon.

    The main reason that the work is going slowly is because we are still experiencing issues with the lay of the land, some issues always remain hidden even after the extensive soil testing phase. However, as informed earlier the piling work for the building has started in full swing, once the work on the first stage of piling is complete, the remaining work will progress relatively faster. The first stage of any construction is always slow, but it picks up after that. For any doubts we would also request to kindly visit the site rather than drawing conclusions from pictures, the reason for us to not upload any work progress pictures are the same, it doesnt solve any purpose as it doesnt show ground reality at the project site.

    We assure you that we have put on no show, and we are just as committed to this project today as we were when we first announced it. Construction is one of the few fields where no matter how much progress is made it will always looks disappointing, up until it is actually completed and final. The reason we have not uploaded any pictures so far is because we dont want images clicked in haste and not show the progress in the right condition.

    The registration process for the flats will be executed only once the piling work has been completed. We plan on starting the registration and documentation work in approximately 4 months time. With regards to your loan query, that too would be resolved during same time as the registration and documentation process.

    The project layout has been amended a little bit due to a 60 ft VVMC road that is passing through our plot and will run through Nalasopara and further, this can also be seen as an added advantage as the project would now fall on the main road, as a result of which the connectivity improves. We would be more than happy to start work at the front section of the plot, but because of the above mentioned road, we cannot start any work till there is any demarcation for the road, which would further delay the project.

    But you have not completely answered my query.
    As you have mentioned there is slight change in the layout and now you have started the work at the back side so now my questions are:-
    1. Are you going to build the phase 1 at back section??
    2. As while booking we chose our building and flat as per our convenience and liking,now where is going to be the main entrance gate?? is there any changes in the location of the wings and buildings as you have placed them in the 1st layout??
    3.if there is any change in the entrance gate whether it is going to effect the convenience and distance traveling from virar station??
    3.Upload the new layout plan with whatever changes you have made,so that we will come to know what changes you have made??

    Please answer all my queries ??????

    7. Please clarify your position by giving one advertisement in newspaper with your own name? being a company it is affordable & very much require to remove the doubts in the mind of the customers/investors.

    1. Hi Saket Jain Estate is authorized by ionic realty ltd. Jain estate is good brokers. I know project is delay But all document is clear. Project is start before 15-20 days. Just wait 2 Month than all pitchers & all your doubts is clear ok. we r broker we r dealing for residential & commercial premises between BKC & malad. don't very please wait 2 month. Project already start & pailing work 32 building complete after 2-3 Month. We already booked 2BHK Flat & my all friends is already booked flat in this project ok. don't very. I hope this is very good project.

    1. Customers/ investors will appreciate, if IONIC Realty will give Informative advertisement in news paper. Same is require to gain the customers/ investors confidence. As there is lots of negativity for Ionic project in the market due to several reasons which are discuss on this blog.

    2. Kindly at least reply on blog on regular basis, mentioning Authorised Person name, who is writing for IONIC. It will be appreciate if IONIC Realty's some Senior Person/Director/Manager will answer our doubts atleast once in a week.

    Maine Harshad Bhai(Mkt Head Person of IONIC :: 9820173625) se baat kiya about registration, to bolte hai ki : Muze kuch pata nahi,Director se baat karo.

    So IONIC aap logo ne kaam suru kiya hai, means aapke pass new plan to hoga. To aap blog pe upload kyun nahi kar rahai ho ? Uska 3D view kidhar hai ? Like road,garden etc. Jese sabhi builders ka hota hai. Sirf aap ka hi nahi hai pure virar main.

    As mentioned in our previous post, there have a few minor changes to the layout of the project as compared to the previous layout. We will upload the final layout as soon as all the changes required are made to it and it is sanctioned by the local authorities which should roughly be around 1 month. We are sure all your queries will be answered once we upload the new layout.

    1 – We assure you the blog is completely run by Ionic Realty Ltd and not by Jain Estate or any of our other channel partners. We also cannot provide any personal information like name, contact number, email, etc. of any of our employees on a public forum.

    2 – Negotiations with various financial institutions are ongoing and we are positive that once the Plinth stage is completed we will get the required approvals for the disbursement of Loans.

    3 – As stated previously by us, the G + 3 floors approval is clear, and the application for 7 Floors has been filed, approval for which should be received within the next month, however we have the assurances in accordance to which we have started the piling work.

    4 – We cannot speculate when the project will be sold out and that information is inconsequential as it is.

    5 – Expected completion date of the project approximately 2 Years.

    6– The architects involved in this project are Milind Patekar and Abhijit Shinde.

    7 – The project is not pending anymore as work has started and will pick up pace within the next few weeks.

    8 – We realize that the frequency of the updates on the blog is sluggish, but we can only post once we get all the required information ready.
