    Please provide proper and accurate information as there is no clear view of the work going on and also there is no updates. i have also read that the work has not yet started. so please provide us all the information at the earliest. with regards to the work and what is going on. please upload some snaps. I have seen few snaps for the month of April which is not at all positive. i have read that few guys had gone to book the flats but as there was no work going on they cancelled it. please provide clear and accurate informaiton at the earliets. this blog is for us as customer and for you as client to provide and pass detailed informaiton as we have invested money in that.

  30. Can anybody explain what is the use of this letter. Letter does not even mention the name of the director who has signed it. Also nothing mentioned about project completion schedule. Whatever has been said by builder on blog till date has been but on the letter. Nothing more.

    There was some +ve outcome due to the 1st meeting which was held on 7th july.

    Atleast the builder took the pain to send an apology letter to us, i think some of us have received the letter.

    We are trying to arrange another meeting to make things more clear about the project and due to this the builder will definitely feel some heat.

    We have received reply only from 8 people, we request all to come together to get our work done.

    Ms Pooja spoke to Mr Harshad of Ionic, now he is telling that the meeting can be held on 1st week of september.

    We will inform you of the exact date, as Mr. Tarun(9870008161) is going to speak to Mr.Harshad and will confirm the exact date.

    We request you all to attend the meeting if it is held.

    As we all have invested our hard earned money, and it is every bodies responsbility to work mutually towards getting our work done from the builder.

    If any bodies is outstation due to some reason then please try to send some body from your family to attend the meeting.

  36. We want everything tranparent. what ever is the current status of the project we want it to be shared with us by the builder, with exact and correct details, we want to see the work happening on the ground at the project site.
    1.We want to know whether the LAY OUT PLAN is the same as shown to us while booking and if there is any change we want to know the details.
    2.What is the status of all other document approval from government authorities.

  44. Minutes of the meeting between Ionic Directors Mr Tarique Chunawalla, Mr Azam Khan and Ionic Buyers on 01/09/12 at Ionic andheri west office. :-

    1.Regarding clearances from local authorities, they will wait till 20th Nov for approval if not received they will apply to the Urban Development body of Maharashtra for clearing their Plan, since they claim that their plan is already approved by CIDCO and Urban development department and once it is approved by UD nobody can create hurdle for this project.They claim getting approval from UD will not take much time.
    1a.They have filled an RTI application for obtaining the status of some of their documents which the local authorities are bound to answer withing 19 days.
    2.Once the plan and other papers are approved they claim the possesion will take around 1.5 to 2 years.
    3.Right now Phase 1 will be of 7 floor and they are carrying out the pilling process accordingly, but there may be changes and they may apply for 14 floor plan for phase 1, regarding for rest of the phases they have already prepared a plan of 14 floor but have not applied in the local authorities.
    4.There are changes in the lay out plan which was shown to all buyers while booking, they claim it will be better and not bad and they will make it public once
    it is approved by the government authorities.
    5.They claimed their land title is totally clear and they solely own the land, there is not even 1rs debt only there is some problem due to some documented issues.
    5a.They gave the ref no of highcourt judgement regarding their land which indicates that this land belongs to IONIC.
    Ref no. for the same is 4929 of 2012 and 5329 of 2012 and body can check this in courts website.
    6.They claimed, they will appoint a person who will relevantly answer all queries of their customer in their office.
    7. They will create a portal in their website ionic.in for customer feedback, where customers can post their queries and it will be answered by ionic officials.
    8. They claimed in phase 1 there will be 36 buildings earlier which was 32 buildings.
    9.They claimed, they are totally honest towards the project and they treat their buyers and investors as their family and they will deliver the project.
    10.They claimed there is no financial issue responsible for the project to be delayed.
    11.They claimed,they are doing everything according to the Maharashtra law of ownership act.
    12.Registration will start once the plinth work is done and so the loan tie ups with the banks.
    13.They claim, they have given public notice in newspapers regarding their land title from time to time.

  67. The management has seen the Blogs put up by various persons, most of these blogs seems to have been posted with total misunderstanding of the project.

    We request our esteemed customers not to panic. The final plan with liberty to amend is ready to be submitted as per the directions and in compliance with all the formalities of VVMC.

    The piling work is almost completed on some part of the property. We have genuine reason for delay in taking the work forward. As you all know that VVMC has been recently constituted in this area. They have not adopted DC rules as yet. They have also do not have adequate staff in their building proposal department.

    They still depend on staff of CIDCO for planning of Township and large layouts. The earlier amended plan was submitted by us to VVMC on 24/05/2012. VVMC replied on 20/06/2012 which was received by us on 23/10/2012 asking for certain documents which were not in their records from the old CIDCO files.

    Management has submitted the required documents and will be submitting the provisional plans before 22nd December 2012.

    We would like to inform our esteemed customers that certain temporary staff members failed to communicate with our customers on a regular basis.

    The management has now replaced the staff, so that all progress will now be informed through our website from time to time.

    We assure our esteemed customers that they will see good progress at the site in a short time

  68. This is to inform our esteemed customers that as per our commitment, we have submitted the plans with the liberty to amend the same in VVMC on 10/12/2012 at 2.00 pm. We had committed to submit the same on or before 22nd December 2012. But we submitted the same today i.e. on 10/12/2012, 12 days prior to the committed date and 22 days before the deadline. After scrutiny of the plans and relevant document by the officers of the VVMC, we will follow-up through our architect to get sanction of the amendment as soon as possible and will inform you the progress from time to time. Our esteemed customers can inspect the copy of submitted amendment plan at our office between 3 to 6 pm at any working day (team Ionic Communication).

    Thank you for your response and also for updating us with the information. Now as you have mentioned that you have submitted the documents to VVMC and waiting for the reply. could you please let us know by when the reply would be send to you and please keep us updated with the same.
    Also wanted to ask from you after this approval is there anything pending from Ionic to be submitted for approval or we can consider after this approval the work will be started full fledged. if any other approval is still pending please let us know what it is all about and the time taken.

    Dear ionic, what we are asking is proper information and guidance with regards to the project. I hope you understand our frustrations and restlessnss with regards to the project as we are being only shown dreams and false promises. we where told that by December all approvals and everything would be completed and work would be started.

    It is totally understandable that work might be slow or delayed due to controllable and un controllable reasons we are asking from you the correct picture.

It means, ki 3.5 saal aur lagenge....1 saal toh permission aane mein(agar aayi toh) phir 7 maaley ki permission milne ke baad doobaara 14 maaley ki permission lene ke liye....aur 2.5 saal building banaane mein....Pataa nahi ye TAJMAHAL kab banega. "Mughal-E-Azam" bhi 10 saal mein bani thhi, ye toh 3 saal mein neenv hi nahi khod paaye....Totally frustated....Dead project.

    Thank you for update, however it is very less information from your side in compare to required information regarding update & progress of this project but still it shows that you people have some feeling for your customers.

    We will be very happy if you give your information point-wise instead of unclear information. As a customer we required only below information (and not your procedure details to taking permission and all, as we are looking for one home and not interested in real estate business & procedure.):

    1. Advice expected date of completion of all your approval work.
    2. Advice expected date of starting of project construction work in full-fledged. Current works going on at site are just "NIL".
    3. Advice expected date of agreement of the flat.
    4. Advice expected date of completion of 1st phase of the project.

    Above dates only we required from your side with your commitment to fulfill the same.

    No need to say again that we are frustrated with this project as every-one crying for this and you are doing your work "Just Ignoring".

    At least expecting your feedback on this with asked date information.

After depositing lac of rupees now we have to look after the activities from builder side like whether he got the approval? whether he finish the piling work? whether he brought the material? whether he is linked with dream project or not?.............we have better opportunity to start real estate business by having great experience from ionic group. this year also gone in waiting and watching.     If you do not have anthing to say just either close the blog or mention that work is not started. but please understand one thing that we are asking you simple questions and there is no reply from your end. after january 21 there is no response from your end. you had mentioned work is started, if started than show some photos or update us with the information. this is absolutely bad and un professional from your end. please update us what is the situation of the project, is the work started ? have you received all the required clearance from all the parties. it is simple you just have to answer and let us know.
